Most of our patch gets one or the other at full strength. Lydd gets both. Salt-laden air corrodes fixings, flashing and any exposed metalwork, while the wind that carries it works at every edge of the covering.
The practical upshot is that specification matters more here than price does. Stainless or appropriately coated fixings, mechanically fixed dry ridge and verge systems, and proper lead rather than mortar are not upgrades on a Lydd roof, they are the reason the roof is still there in ten years.
Re-fixing rather than replacing
A lot of roofs out here have sound tile or slate sitting on failed fixings and perished underlay. The covering can often be carefully stripped, sorted and re-laid on new battens and membrane, which costs less than new materials and keeps a roof that matches the building.
