Repair or recover
The honest question on a flat roof is rarely how to patch it. It is whether the deck underneath is still sound. If water has been getting in for a while the timber or the insulation below will be wet, and a new covering laid over a wet deck traps the problem and fails early.
We open up a section and look. If the deck is dry and the fault is local, a repair is straightforward and good value. If it is not, a recover is the only thing worth paying for, and we will say so rather than sell you a repair we expect to be back for.
Dormers, box gutters and loft conversions
A lot of Folkestone's flat roofing is on dormers, where a small flat area meets tiled slopes, cheeks and often a box gutter behind. Those junctions are the commonest leak we see on a converted loft, and they are almost always a detailing problem rather than a covering problem.
Getting them right means leadwork and upstands done properly rather than sealed, which is what tends to have been done last time.
Exposure, and where a flat roof lets go
Folkestone takes weather straight off the Channel, and on a flat roof the failure point is the perimeter. Wind gets under a trim or a poorly fixed edge, lifts it, and the rest follows. Driven rain then goes in sideways at the upstand, which a roof designed around water falling downwards never had to deal with.
So on an exposed roof here the edge detail, the fixing pattern and the upstand height are the parts worth paying for. They are also the parts a cheap quote leaves out.
